세상 돌아가는 거, 돈 굴리는 거. 그거 제대로 하려면 진짜 ‘속’을 알아야 한다. 특히 임대차 시장. 겉으론 다 똑같아 보이는 가게들, 그 안의 속 사정은 천차만별이다. 마곡에 ‘권리금 2억 받고 나갔다’는 가게 얘기, 그거 들었을 때 나는 딱 알았다. ‘아, 또 겉만 번지르르한 놈이구나.’

정확히 3년 전, 2021년 3월쯤이었다. 당시에도 마곡은 핫했지. 상가 하나 제대로 잡으면 대박 난다는 소문이 파다했으니까. 그때 A급 상가, 그것도 유흥가 바로 옆 코너 자리였다. 1층에 룸 6개짜리, 인테리어는 뭐, 당시로선 최신식이었지. 업주가 권리금 2억에 내놨는데, 몇 달 안 돼서 2억 5천까지 올렸더라. 결국 2억 3천에 계약 성사됐다는 소식 들었다. 겉보기엔 ‘성공적인 엑시트(exit)’다.

근데 말이다. 그 업주가 진짜로 2억 3천을 ‘벌어서’ 나간 거냐? 웃기는 소리. 내가 그걸 어떻게 아냐고? 2022년 10월쯤, 그 가게 인수하려는 사람이랑 잠깐 엮일 일이 있었다. 그때 실거래 내역서, 정확히는 ‘권리금 거래 확인서’ 같은 걸 봤는데… 거기 찍힌 금액이 1억 8천이었다. 2억 3천? 무슨 소리.

이게 뭘 의미하냐. 권리금 장사꾼들의 수법이다. 호객꾼들이랑 짜고 가격 부풀리는 거. 원래 가게 원가는 1억 5천 정도였을 거다. 인테리어, 시설 투자비 다 빼고. 근데 ‘마곡 유흥 추천정보’ 좀 본다는 애들은 2억은 기본으로 깔고 들어가는 줄 안다? 그걸 노린 거지.

진짜 문제는 그다음이다. 1억 8천에 권리금 주고 들어간 사람, 그 사람도 2년도 안 돼서 정리했다. 이번엔 권리금 5천 받고 나갔단다. 1억 3천 손해 본 거지. 웃긴 건, 그 자리 지금 또 다른 가게 들어가 있다. 또 권리금 2억 부르고 있더라.

이게 로컬 비즈니스의 민낯이다. 겉보기엔 화려한 ‘마곡 유흥’이다 뭐다 해도, 속 알맹이는 깡통인 경우가 태반이다. 내가 하고 싶은 말은 이거다. 남들 돈 버는 소리만 듣고 덤벼들지 마라. 그 뒤에 숨겨진 원가 구조, 마진율, 그리고 ‘허수’를 봐야 한다. 룸 6개짜리, 월세 1200만 원에 관리비 별도. 여기에 직원 인건비, 소모품비, 기타 운영비 하면… 고정비만 해도 장난 아니라고.

물론, 잘 되는 가게도 있다. 2023년 8월에 들어온 옆집 ‘XX나이트’는 룸 4개인데, 월 매출 8천 이상 찍더라. 그쪽은 인건비 효율적으로 관리하고, 단골 확보를 기가 막히게 해서 가능한 거다. 그 가게 업주, 나한테 그러더라. “형님, 여기는 ‘마곡 유흥 추천정보’ 말고, ‘마곡 술집 창업 성공 사례’를 봐야 한다고요.” 틀린 말 아니었다.

결론은 이거다. 돈 되는 정보는 겉에 드러나는 게 아니다. 진짜 마이너 지식은, 이렇게 뜯어보고, 계산해보고, ‘아니면 말고’ 정신으로 파고들어야 나오는 거다. 권리금 2억? 그거 받으려고 3년 굴린 가게. 결코 쉬운 장사가 아니라는 거다. 다들 똑똑해져야 한다. 괜히 돈 잃고 길바닥에 나앉지 말고.
